1. Introduction
These terms and conditions govern all services provided by Q&S Solution MK Limited, a company registered in England and Wales under company number 17035076, with its registered office at 42 Sheep Way, MK14 5FP, United Kingdom. By engaging our services, requesting a quote, making a booking, or using this website, you confirm that you have read, understood, and agree to be bound by these terms in full. If you do not accept these terms, you must not use our services.
2. Services
Q&S Solution provides the following professional cleaning services:
- Domestic cleaning (regular and one-off)
- Commercial and office cleaning
- Deep cleaning
- End of tenancy cleaning
- After builders cleaning
- Biohazard and trauma cleaning
All services are carried out by trained, vetted staff in accordance with UK health and safety regulations. We reserve the right to refuse, postpone, or limit any service at our discretion where safety, legal, or operational circumstances require us to do so. This decision is final and non-negotiable.
3. Bookings & Payments
All bookings must be confirmed in writing (email, WhatsApp, or other agreed channel) before a date is allocated. Quotes provided by Q&S Solution are estimates based on the information supplied at the time of enquiry. We reserve the right to revise a quote following an on-site inspection if conditions differ materially from those described.
Unless otherwise agreed in writing, full payment is due upon completion of the service. Failure to pay within the agreed period may result in a late payment charge and, where necessary, recovery proceedings. We accept bank transfer and card payments.
4. Cancellations & Rescheduling
We require a minimum of 48 hours' written notice to cancel or reschedule a booking without charge. Cancellations made with less than 48 hours' notice but more than 24 hours' notice may incur a charge of up to 50% of the agreed service fee. Cancellations made with less than 24 hours' notice, or where our team attends and is unable to access the property, will be charged the full service fee.
Q&S Solution reserves the right to cancel or reschedule a booking in exceptional circumstances, including but not limited to staff absence, severe weather, or health and safety concerns. In such cases, no charge will be applied.
5. Access & Property Conditions
The client is responsible for ensuring that our team has safe, lawful, and unobstructed access to the property at the agreed time. This includes providing keys, access codes, or arranging for someone to be present where required.
If our team considers a property to be unsafe, structurally compromised, infested, or presenting a risk to health, we reserve the right to suspend or refuse the service without liability. Where on-site parking is not available, any reasonable parking costs incurred by our team may be added to the final invoice.
Where applicable, congestion charges, parking permits, or any access-related costs incurred in order to carry out the service will be added to the final invoice. It is the client's responsibility to inform Q&S Solution of any access restrictions or requirements prior to the scheduled service.
6. Client Responsibilities
Prior to our arrival, clients must:
- Remove or secure all valuables, jewellery, and irreplaceable items
- Disclose any known hazards including mould, chemical residues, pest activity, structural issues, or other conditions that may affect our team
- Secure all pets in a separate area for the duration of the service
- Ensure that water, electricity, and appropriate lighting are available throughout the clean
- Provide access to all areas included in the agreed scope of work
Q&S Solution accepts no responsibility for any issue, loss, or damage arising directly or indirectly from conditions that were not disclosed to us prior to commencement of the service.
7. Damage & Liability
Q&S Solution takes every reasonable precaution to protect your property whilst carrying out our services. However, we are not liable for:
- Pre-existing damage, staining, or defects present before the service began
- Normal wear and tear or deterioration of surfaces
- Damage to fragile, unstable, or incorrectly assembled items
- Items not flagged as delicate or valuable prior to commencement of the service
- Damage resulting from defective fittings, appliances, or structural issues within the property
In the event that damage is caused by direct negligence on the part of our staff, our liability is strictly limited to the total value of the service provided. We are not liable for any indirect, consequential, or economic loss under any circumstances.
8. Insurance Coverage Disclaimer
Q&S Solution MK Limited maintains active public liability, employers liability, and professional indemnity insurance policies.
While our services are fully insured, all claims are strictly subject to the terms, conditions, exclusions, and limits of the relevant insurance policy.
Insurance coverage does not guarantee automatic compensation in all circumstances. Any claim must be assessed and approved by the insurer in accordance with their own procedures.
Q&S Solution MK Limited does not act as an insurer and cannot independently approve, process, or guarantee the outcome of any claim.
Clients acknowledge that insurance coverage is provided as an additional layer of protection, and all liability remains subject to the limitations set out in these terms.
9. Quality Guarantee
We stand behind the quality of our work. If you have a genuine concern about the standard of a completed service, you must notify us in writing within 24 hours of the service being completed. Concerns raised after this period cannot be investigated or acted upon.
Where a valid concern is raised within the required window, we will return to address the specific areas in question at no additional charge. This re-clean offer does not extend to areas outside the original scope of work. No automatic refunds are issued. Our guarantee applies to the quality and completeness of the cleaning service only.
10. End of Tenancy — Deposit Return Disclaimer
Q&S Solution provides professional end of tenancy cleaning services to the highest industry standard. We follow agency and landlord checklists where provided, and our work is carried out thoroughly and professionally.
However, Q&S Solution does not guarantee, represent, or imply that a tenancy deposit will be returned in full or in part as a result of our cleaning service.
Deposit returns are determined solely by landlords, letting agents, inventory clerks, and the overall condition of the property — factors entirely outside our control. Our guarantee applies exclusively to the standard and completeness of the cleaning service we perform. Any disputes regarding deposit deductions must be directed to the relevant landlord, letting agent, or tenancy deposit scheme.
11. Biohazard Services — Confidentiality Policy
Biohazard and trauma cleaning assignments are handled with the highest level of discretion, respect, and professionalism. The following conditions apply strictly to all biohazard jobs:
- All details of the assignment — including the client's identity, location, and circumstances — are treated as strictly confidential
- No photographs, videos, or recordings of any kind are taken on-site under any circumstances
- Staff are prohibited from using mobile phones for personal use during the assignment
- No personal questions will be asked of the client or any person present
- All communication on-site is conducted solely through the assigned supervisor
All biohazard work is conducted with full discretion, dignity, and confidentiality. Breach of these protocols by any member of our team will be treated as gross misconduct.

All images displayed on this website are either AI-generated or professionally staged for illustrative purposes only. Any resemblance to real persons, living or deceased, is entirely coincidental. No images of real client properties, staff members, or job sites are used unless explicitly stated otherwise.
All written content and visual assets on this website are original and created for Q&S Solution. No third-party copyrighted material is reproduced without authorisation.
13. Limitation of Liability
To the fullest extent permitted by applicable law, Q&S Solution shall not be liable for any indirect, incidental, special, consequential, or punitive losses arising out of or in connection with the use of our services or this website. Our total liability to any client in respect of any single service shall not exceed the total amount paid by that client for that service.
14. Health & Safety
Q&S Solution operates in full compliance with UK health and safety legislation, including the Health and Safety at Work Act 1974 and all relevant COSHH regulations. We reserve the right to refuse any assignment that, in our professional judgement, presents an unacceptable risk to our staff or the public. No client instruction can override this right.
15. Data Protection
Q&S Solution processes personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. We collect only the data necessary to provide our services and will never sell or share your data with third parties for marketing purposes. Please refer to our Privacy Policy for full details of how your data is collected, stored, and used.
16. Changes to These Terms
We may update these terms and conditions at any time without prior notice. The latest version will always be published on this page with an updated date. Continued use of our services following any update constitutes acceptance of the revised terms. It is your responsibility to check this page periodically.
17. Governing Law
These terms and conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes arising under or in connection with these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.

19. Non-Solicitation of Staff
Clients agree not to directly or indirectly solicit, employ, or engage any employee or contractor of Q&S Solution during the service period and for a period of 6 months following the completion of any service.
Any breach of this clause will result in a compensation fee payable to Q&S Solution equivalent to a minimum of £1,000 or the estimated loss of business, whichever is greater.
20. Force Majeure
Q&S Solution shall not be held liable for any failure or delay in performing services due to circumstances beyond our reasonable control. This includes, but is not limited to, severe weather conditions, accidents, illness, transport disruptions, government restrictions, or other unforeseen events.
In such cases, services may be postponed or rescheduled without liability.
21. Third-Party Decisions Disclaimer
Q&S Solution is not responsible for decisions made by third parties, including but not limited to landlords, letting agents, inventory clerks, property managers, or inspection companies.
Any outcomes determined by third parties are outside our control and do not form part of any guarantee provided by Q&S Solution.
22. Complaints Procedure
All complaints must be submitted in writing via email to info@qsscleaning.co.uk within 24 hours of service completion.
Complaints received outside this timeframe may not be considered.
We reserve the right to investigate all complaints and determine the appropriate resolution based on the findings.
Abusive, fraudulent, or unjustified claims may be rejected without further action.
23. Cleaning Materials & Equipment
Q&S Solution provides all standard cleaning equipment and products required to carry out the agreed service, unless otherwise specified in writing.
In cases where specialised materials or equipment are required, the client will be informed in advance and any additional cost will be agreed prior to the service.
Clients must inform Q&S Solution in advance of any restrictions regarding the use of specific cleaning products or chemicals within the property.
24. Service Duration Disclaimer
Any time estimates provided prior to the service are indicative only and based on the information supplied at the time of booking.
Actual service duration may vary depending on the condition of the property, accessibility, and other factors identified on-site.
Q&S Solution does not guarantee that services will be completed within a specific timeframe unless explicitly agreed in writing.
25. Arrival Time Window
While we aim to arrive at the scheduled time, Q&S Solution operates within a reasonable arrival window due to traffic, previous jobs, or unforeseen delays.
